How does renting out a home to a company work?+−
You register your home with HomeShare with photos, size and the rent you want. We assess it and get in touch when a company needs housing in the area. HomeShare becomes your tenant on an ordinary lease, and the home is used by employees of our business customers. Registering is free and without obligation.
Who is the tenant, and who pays the rent?+−
Your tenant is HomeShare AS, not the residents. HomeShare pays a fixed rent every month, whoever lives in the home and even if it stands empty for a while. You deal with one company and one payment, and never chase individuals for rent.
How does the guarantee instead of a deposit work?+−
HomeShare provides a guarantee of NOK 30,000 per bedroom instead of a deposit, written into the lease. It covers unpaid rent, damage and breach of contract, just like a deposit, but without money locked in an account. The Norwegian Tenancy Act allows a guarantee instead of a deposit, up to six months' rent in total.
Who will live in my home?+−
Employees of HomeShare's business customers, usually skilled workers in construction, electrical and industry working on a project in the area for a longer period. Residents may rotate, but HomeShare is the tenant and responsible for the home the whole time. If the residents need anything, they contact us, never you.
What happens if something is damaged?+−
HomeShare is responsible for the home for as long as we rent it. At move-out we go through the home and document any damage and missing inventory with photos, and we settle with you without you having to go through the residents. Larger damage is covered by the guarantee of NOK 30,000 per bedroom.
How long do you rent for, and what is the notice period?+−
HomeShare usually rents from 3 months to 5 years, and the aim is a long-term partnership. We agree the notice period with each landlord, usually between one and three months. When a crew moves out, we try to place a new one as quickly as possible, so the home does not stand empty.
Does the home need to be furnished?+−
Yes, HomeShare prefers homes that are fully furnished with internet and electricity included. You get our inventory list before the agreement, so you can see what is needed, such as a microwave, kettle and bed linen. HomeShare does not pay for missing furniture, but deductions for furniture can make buying it cheaper for you.
Who pays for electricity, internet and other costs?+−
HomeShare agrees this with each landlord. Most often electricity, water and internet are included in the rent, and HomeShare pays the electricity, not the residents. Parking, snow clearing and waste are agreed per home and written into the lease, so it is never unclear who pays for what.
Do I pay tax when I rent to a company?+−
Usually yes. In Norway, rental income is normally taxed as ordinary income (22 percent), and you can deduct costs such as maintenance and furniture. The rules depend on whether you rent out part of your own home or a whole home, and how much you rent out. Check with the Norwegian Tax Administration or ask an accountant. HomeShare does not give tax advice.
What kind of homes are you looking for?+−
HomeShare looks for furnished flats and houses with several bedrooms, near construction sites, industry and data centres across Norway and the Nordics. Houses with many bedrooms, their own parking and a short trip to the site are in highest demand. Smaller places where housing is hard to find are just as interesting as the big cities.
