Can I rent out my home to a company with crews?

Yes. Norway's Tenancy Act also applies when the tenant is a company, and the home is let on an ordinary residential lease (Tenancy Act section 1-1, in Norwegian). With HomeShare, HomeShare AS is the tenant and the party you have the agreement with. The home is used by staff of companies with a project nearby.

What does it mean for you that HomeShare is the tenant?

You get fixed rent in advance on the 1st of every month, whoever lives in the home. You have one contact person with us for everything about the home, and you pay no fee. Because staff of companies live in the home, the lease states that you consent to subletting, as section 7-2 of the Tenancy Act requires.

Who lives in the home, and who looks after them?

The home is used by staff of construction and contracting companies with a project in the area, with one worker per bedroom. We handle check-in, follow-up along the way and check-out. If something comes up, you contact us, not the residents.

How long does the lease last, and what is the notice period?

The length and notice period are agreed for each home and set out in the lease. They are matched to the project the home is rented for, and you see the terms before you sign.

Why a company guarantee instead of a deposit?

The Tenancy Act lets the tenant provide a guarantee instead of a deposit, and together the security can be up to six months' rent (Tenancy Act sections 3-5 and 3-6, in Norwegian). HomeShare AS provides a company guarantee. It covers the same as a deposit: unpaid rent, damage and breach of contract. Read more in the article on rent guarantees and deposits.

Do I pay tax when I rent to a company?

It depends on how much of the home you rent out, not on who rents it. If you rent out a home you do not live in yourself, the profit is taxable at 22 %. If you rent out less than half of your own home, measured by rental value, the income is tax-free. If you rent out more than half of your own home, the income is tax-free up to NOK 20,000 a year (Norwegian Tax Administration, in Norwegian).

What does it cost compared with a rental agent?

You pay no fee to HomeShare. A rental agent usually charges a set-up fee and a management fee of between 7 and 20 % of the rent, according to price guides for rental agencies (Meglersmart, in Norwegian). Read more in the article on rental agents and companies as tenants.

If you have a home standing empty, send it in. We assess it against the projects we are looking for homes for, and contact you once we have looked at it.

Questions

What landlords ask.

What about a deposit?

We use a company guarantee instead of a deposit. It covers the same as a deposit: unpaid rent, damage and breach of contract.

What happens if a resident causes damage?

You report it to your contact person, and we follow it up with the resident and the company. Damage that is not put right is covered by the company guarantee.

How long does the lease last, and can I get the home back?

The length and notice period are agreed for each home and set out in the lease, matched to the project the home is rented for.

Does the home have to be furnished?

We prefer furnished homes with internet and electricity included, so the crew can move straight in. If your home is unfurnished, we can still look at it.

Where do you rent homes?

Across the Nordics, wherever the companies we work with have projects. We look especially for homes with several bedrooms near building sites, industry and data centres.
